Mid-Century Homes and New Lots
Spray foam insulation in Kimberly splits between mid-century homes and new construction. ACS data shows 13.6% of the village's housing from the 1950s, 14.7% from the 1960s and 18.3% from the 1990s, with a median year built of 1977. The village grew from about 3,200 people in 1950 to 5,300 in 1960 during the mill years, and reached 7,320 in 2020.
Mill-era houses
Homes from the 1950s and 60s often have shallow attics, bare rim joists and walls with thin batts. Sealing and filling the attic and foaming the rim are the main jobs.
New riverfront development
After the paper mill closed in 2008, the village acquired the site in 2017 and is redeveloping it, including Rivers Edge with over 40 single-family lots. New homes there can have foam installed in open walls during construction.
Costs
Attic jobs run $1,000 to $2,700 and rim joist foam about $2,000 to $2,500 by HomeGuide's figures. Fixr lists new-construction spray foam at $2.75 to $6.50 per square foot. We price each job in writing.
Sealing before topping up
In the mid-century houses that make up much of Kimberly, the attic floor is often full of small leaks: old ceiling fixtures, plumbing stacks, the chimney chase and the tops of interior walls. Topping up the insulation without sealing those leaves warm air moving straight through the new fill. We seal first, put in baffles at the eaves so the vents stay open, then blow cellulose to the depth on the quote. Depth rulers stay in the attic so you can check the result yourself.

Kimberly Questions
Can you spray foam walls in a new Rivers Edge home?
Yes, while the walls are open. Call with the plans and timeline.
My 1950s Kimberly house has cold floors. What helps?
Foam on the rim joist, and sealing around pipes and wires through the basement ceiling.
Is a low 1960s attic hard to insulate?
It takes care at the eaves. We use baffles and foam where loose fill will not fit.
Do you work with builders?
Yes, on open-wall foam in new homes and additions.
